​An Unoccupied Home is a Vulnerable Home

If you have a second home, travel for extended amounts of time, or in a situation where a home is going to be unoccupied for a prolonged period, we can assist with making sure the home is secured and cared for in your absence.

Under our care a comprehensive visual check will be performed during each visit to the property to look for irregularities.  A report will be provided after each visit using specialized software designed for the Home Watch industry called QRIDit.  This software offers GPS with date & time log to prove that we visit the property. Each client will have a customized checklist report and a private client dashboard allowing for access to your online reports from anywhere and a way to document communications with your home watch reporter.

Each visit will be customized to your home’s specific needs.  The following is an example of our services we perform during our visit:

Visual check of exterior would include:

• • Check security of windows, screens and doors
  • Make sure weekly/monthly services are being performed (e.g. lawn care, pool care, trash pickup).
  • Visual check of outside plumbing for leaks (e.g. sprinklers, hose bibs, pool equipment)
  • Pick up mail and remove flyers and debris/trash from the front of the house
  • Check exterior lights and timers 
  • Look for signs of pest or rodent issues
  • Check pool/spa equipment and control panels. Look for  proper water condition and levels.
  • Visual check of roof (from ground), a/c units, fencing/gates.

Visual check of Interior would include:

• • Cycle water at all plumbing locations. Flush and scrub toilets.
  • Check plumbing for leaks
  • Check electrical panel/circuit breaker
  • Make sure all appliances are functioning properly
  • Ensure automatic lights are programmed correctly and working
  • Check smoke detectors and replace batteries if needed
  • Check security systems for functionality, if present
  • Visual check of the home and look for any repairs that need attention
  • Check garage and make sure it is secured and locked
  • Troubleshoot problems whenever possible to help avoid costly service repairs
  • Ensure services are being performed such as maid services or advise when those services are needed.

 Commonly, as homes sit vacant, problems will arise especially in plumbing if fixtures are not used or run often.  Let us be your eyes and help preform certain tasks when you can’t be there to ensure your home continues to function properly and is ready for your return.

TIP:  Did you know insurance companies may not cover claims if a home is unoccupied for an extended time?  Make sure to check your homeowner’s insurance policy to see how many days a home can be vacant.  With Sterling Wolfe Property Care we will document our visits to provide proof that you have someone visiting the home frequently.
