Leasing Services Only – $200 non refundable service fee plus 5% commission of lease term, per unit.
Inspect the property to ensure repairs are completed and the unit is ready for rent
- Advertise the unit for rent
- Show the unit to prospective tenants
- Qualify applicants (employment/financial qualifications, credit history, rental history)
- Prepare and execute lease agreements
- Provide full accounting to client after successful leasing
Full Service Management – Single family homes or multi residential properties. Price varies based on the size of the building.
- Leasing services as described above, plus assist/oversee repairs needed to make the unit ready for rent.
- Collect monthly rent, security deposits, and other fees due to Owner.
- Deposit funds collected into a real estate trust account and pay any associated bills for the property (e.g., ongoing/recurring services or repairs).
- Provide full detailed accounting of client’s funds and send monthly emailed statements itemizing income and expenses.
- Handle all maintenance aspects of the property. Tenants will have access to a 24/7 maintenance hotline. Alpha Wolfe Property Group will hire and supervise all repairs on the behalf of our client. Vendors used shall have proper licensing and liability insurance requirements.
- 1099 reporting to vendors used and to Owners for income collected on their behalf.
- Negotiate leases and serve notices to tenants whenever applicable.
- Monitor and advise clients on rental increases.
- Inspect interior of units annually and/or as needed. Perform bi-monthly exterior inspections.
- Handle move out process (inspections, repairs, deposit refund accounting).
- Appear in court for legal matters, such as evictions. All legal services are to be provided by qualified attorneys and will not be performed by Alpha Wolfe Property Group. We can assist with hiring an attorney for you or you can select your own. Small claims court filings are not part of our standard management services, but can be provided at an additional fee.
